Looking to sell this property in order to have everything closer to Llano.

ACREAGE: 205 acres.
LOCATION: This raw ranch land is conveniently located just 7 miles West of the historical town of Fredericksburg. Once you turn off Hwy 290 onto Reeh Weinheimer Rd. just travel another 4 miles to the gate. The ranch is accessed by a short deeded easement road once you go through the front gate.
DESCRIPTION: Improvements include perimeter fencing and cross fencing, a rustic hunter's cabin and one solar powered water well. Electricity has recently been added to the property.
WATER: There is several dirt tanks and excellent subsurface water is available in this area.
TERRAIN: The terrain has a gentle roll with gentle Hill Country views. The land is timbered in numerous varieties including but not limited to Post Oaks, Live Oaks, Cedar & native brush for the abundant wildlife this remote property has to offer. There is a small area that has improved fields.
PRICE: $4250/acre, $871,250.00
COMMENTS: This is an opportunity to own a true Texas Hill Country ranch close to shopping, wineries, restaurants and numberous attractions features in Fredericksburg, TX.

PM me with any questions you may have.

Good luck with the sale. The Fredericksburg area is one of my more favorite historical areas in Texas. I have spent the past 25 or so Thanksgivings there. Not sure how many times my grandpa took me to the Nimitz museum and there is a Smoke house coming into twon that he loved their Blood Sausage. Beautiful country side

That place is a huge tourist attraction on the weekends now. Trying to drive through there on a Saturday can be crazy sometimes with all the pedestrians. Been to the Nimitz a time or two myself. Ive never tried to get any blood sausage from Fredericksburg, but we have a local guy in Llano who makes a little bit every year thats pretty good.

PM me what you would pay to lease it. We have never leased any property for cattle before. We currently have goats on it. We may also split it in half and sell it as 2 100 acre sections for the right price if need be.

Great area. I've done a couple of jobs down that road. Some of the nicest land in Gillespie county. Just watch out for a douche in a white/black 2nd Gen.
