Home ownership comes w/ it's ups and downs! @ first it's all good, then you start changing "stuff" to make it just right, next thing you know you'll have the whole roof ripped off the house & be in the process of basically re-building it!... unless of coarse you bought a house that was made in the last 60 years!

Congrats!

house was built in 78, but luckily the lady that owned it when we bought it was already remodeling it. All new floors except in 2 bedrooms, which they should be completed tonight, new sub floor in the kitchen as well as the finished floor, new paint on the walls and I love the colors she choose. Lots of dark brown-grey and antique white for trim. Looks awesome and matches very well with the leather couch and recliners. 80% new outlets and switches in the house. It does need a roof, but this one should easily last another 3-5 years, unless we have some major storms. Also we look at replacing the furnace and ac unit within a year or two. Most likely do that before next winter. They are original to the house. I want to replace to get better energy efficiency from them. My kitchen appliances will be here Friday and they are all 5 star energy rated. Same with the washer and dryer, high efficiency front loads.

Im going to do some major landscaping in the front, mainly because it looks like sh!t right now and the yard slopes toward the house a bit. Im going to put up a retaining wall around the front of the house for a raised flower bed. It has the ugly shrubs there now, they will be history when I grad a hold of them and yank them with the mini excavator.

As for the back yard, Im planning on tearing down the deck thats there. There is only six posts supporting it and its like 12 by 16, the posts are on the short side. Its sagging real bad in the middle and I know if I try to straighten it its going to split and look like crap, so down it goes. The lumber from it will be reused to build a fort house for the boys. I plan on a new deck at about a 16 or 18 by atleast 24. Enough room to bbq out on the deck and still have plenty of room to sit and eat.

I know, I said not much work, but to me these projects arent much. Oh, I also plan on tearing up the front yard and reseeding it. LOL. Im a stickler when it comes to my yard and I want mine perfect.
